Mini Piling Edinburgh

Dawson Foundation Engineering provides expert mini piling services in Edinburgh, supporting domestic, commercial, and refurbishment projects across the city. Whether you are extending a townhouse in Morningside, developing a commercial unit in Leith, or underpinning a listed property in the New Town, we deliver safe, efficient and cost-effective foundation solutions.

We regularly operate in complex urban environments where access is tight and ground conditions are variable.

What is Mini Piling?

Mini piling describes the installation of small-diameter piles using compact, specialist rigs. It is particularly well suited to:

  • Tight or enclosed access
  • Low headroom basements and internal works
  • Projects near neighbouring structures
  • Vibration-sensitive or heritage environments

This makes mini piling ideal for Edinburgh’s historic streets, conservation areas, and densely built residential districts, where larger piling rigs are often impractical.

    Pile Sizes

Mini piles are generally considered to be under 300mm in diameter, though we install piles ranging from 100mm to 600mm throughout Edinburgh.

Even larger-diameter piles may still be classed as mini piling when installed using compact rigs. In practice, the classification is more about access constraints, logistics, and equipment size than diameter alone.

Our Mini Piling Capability in Edinburgh

Our rigs weigh under 20 tonnes and are designed for manoeuvrability and performance in restricted urban environments. They are capable of installing pile diameters up to 600mm, allowing us to support both small domestic works and larger structural foundations.

We regularly deliver mini piling across Edinburgh for:

    • Domestic extensions and renovations
    • Basement conversions
    • Commercial and mixed-use developments
    • Underpinning of traditional stone buildings
    • Retaining walls (contiguous or king post)
    • Internal works such as lift shafts and mezzanines
    • Sites with made ground, soft soils, or variable strata
    • Projects near trees or protected areas

    How did it begin?

Oliver began his career in 2004 as a piling operative, gaining hands on experience in a variety of piling and underpinning techniques. In 2010 he attended the University of Brighton from which he graduated with a first class master’s degree in civil engineering. After graduating he joined Roger Bullivant Ltd and went on to manage both their South East and North West mini piling divisions. In 2022, Oliver became a chartered civil engineer and a registered ground engineering professional. Olivers unique development, from piling operative to chartered civil engineer, enables him to produce practical engineered solutions to the most challenging of projects.
