ODEX Piling Works in Cockermouth Under Challenging Ground Conditions

Project Overview The Dawson Foundation Engineering (DFE) team recently completed a challenging week on site in Cockermouth, Cumbria, delivering specialist ODEX piling works in demanding ground and weather conditions. The scheme involved the installation of 13 No. 220/190mm ODEX piles, cased to depths of up to 12.5 metres, forming a robust foundation solution for the proposed development. Ground Conditions & Installation Method Pile casings were advanced using DFE’s Super Jaws overburden system through dense gravels containing a high proportion of boulders, before being socketed into the sedimentary rocks of the Buttermere Formation to achieve the required load capacity. The combination of variable ground conditions and groundwater required a controlled and methodical installation approach throughout the works. Restricted Access & Surcharge Considerations To mitigate surcharge loading on the adjacent basement structure, the piles were installed using a kitten rig. This approach required rods and casings to be added in 1.0 metre sections, resulting in slower, incremental progress until competent rock was encountered. Working below the water table and contending with unpredictable Cumbrian weather conditions added further complexity, requiring careful site management and coordination. Engineering & Design All piles and the associated working platform were designed in house by DFE’s Chartered Engineer, allowing the foundation solution to be tailored precisely to the ground conditions and site constraints. This integrated design-and-install approach ensured safe operations, maintained programme control and delivered a compliant foundation solution. Programme & Performance Despite the challenging conditions encountered, the project was progressed successfully thanks to the commitment and experience of the DFE site team. The works demonstrate DFE’s ability to deliver specialist piling solutions in difficult environments while maintaining quality and safety standards. The team will return later this month to complete the reinforced concrete ground beams as part of the next phase of works. Our Expertise Dawson Foundation Engineering designs and installs a full range of piling solutions, including: ODEX piles Continuous Flight Auger (CFA) piles Sectional Flight Auger (SFA) piles Bottom-driven steel-cased piles Screw piles Associated reinforced concrete works With in-house engineering expertise and experience across complex ground conditions, DFE continues to support piling projects throughout Cumbria and the wider UK.
